Modern Luxury with Biophilic and Mid-Century Accents

THE DESIGN CHALLENGE
Integrating a long, narrow open-plan communal zone while maximising the visual connection to an expansive, floor-to-ceiling green balcony panorama.

THE BRIEF & COLLABORATION
Maximising space in modern Singapore condominiums frequently requires a careful balancing act between internal functional boundaries and external views. In this newly completed private apartment, Vitas Design SG broke away from the traditional segmented floor plan. By aligning custom carpentry, parallel seating arrangements, and a refined half-height colour blocking technique, the team turned a linear layout into an interconnected, multi-layered home that frames its lush outdoor surroundings.

SEQUENTIAL SPATIAL WALKTHROUGH
The Walkthrough: From Open Gathering Spaces to Tailored Sanctuaries
1. The Foyer & Communal Nexus
Entry into the apartment opens directly into a highly efficient foyer that doubles as a secondary casual dining zone.
• The Breakfast Bar: A curved wood-ribbed kitchen peninsula pairs with tan leather bar stools, creating an instant greeting and entertaining spot.
• Visual Anchors: A split-tone wall treatment—crisp white on the upper half and a calming sage green on the lower half—begins here, establishing a continuous horizon line that runs throughout the communal areas to visually stretch the space.

2. The Living Lounge & Panoramic Balcony
The heart of the home opens up into a sweeping linear lounge wrapped in floor-to-ceiling glass fenestration.
• The Living Layout: A low-slung, charcoal grey mid-century sofa sits parallel to an integrated matte grey media console, ensuring unobstructed sightlines out to the balcony.
• The Outdoor Extension: Step through the glass sliders into an elongated balcony fitted with deep timber flooring and slim vertical safety cables. This zone functions as a private observation deck that pulls the external treetop canopy directly into the daily living experience.

3. The Dining Alcove & Culinary Zone
Directly anchoring the living space is a formal dining area highlighted by a round walnut table and curved cane-backed chairs. This zone effortlessly transitions into an open-concept kitchen galley:
• Material Depth: The kitchen combines deep forest green base cabinetry with rich wood-grain upper storage units, mirroring the natural hues seen through the windows.
• Premium Surfaces: A heavily veined marble-look quartz backsplash and countertop wrap the cooking zone, illuminated by concealed under-cabinet LED strips for crisp task lighting.

4. The Private Quarters & Boutique Ensuites
The private wings of the home prioritise tactile luxury and space-saving architectural carpentry.
• The Master Suite: The master bedroom features clean, built-in wardrobes finished in light oak with delicate brushed gold handles. A custom wardrobe, finished in a sophisticated herringbone laminate, adds rich texture behind the storage elements.
• The Luxury Bathrooms: Both bathrooms are styled like premium boutique hotels. The common bath utilises oversized textured stone tiles and an integrated shower niche, while the master ensuite elevates the experience with deep navy vanities, expansive mirror cabinetry, and bright ambient under-cabinet lighting.

MATERIALS & ACCENTS SPOTLIGHT
The entire interior scheme relies on a sophisticated juxtaposition of textures to create depth without relying on heavy partitions:
• Sage Green & Forest Green Panels: Ground the lower perimeter of the walls, directly referencing the outdoor biophilic view.
• Fluted Timber & Walnut Tones: Infused across the kitchen island and dining furniture to provide organic warmth.
• Polished Quartz & Gold Hardware: Layered across the kitchen and private suites to elevate the everyday routine with subtle luxury.

THE VITAS DIFFERENCE
This condominium project demonstrates that a narrow, linear floor plan can feel incredibly expansive when design elements work in harmony with the architecture. By utilising bespoke carpentry and custom-integrated layouts, Vitas Design SG delivered a highly refined home tailored exactly to the owners' lifestyle, timeline, and budget.
